Include address, city, state, zip code and phone. Lessor may contact such person in event of fire, break-in, tenant's unavailability due to accident, illness, hospitalization, arrest, unpaid rent, etc. If such person informs Lessor in writing that Tenant is deceased, or permanently incapacitated, Lessor at Lessor's option may allow such person or Tenant's spouse to have access to space.

CHANGE OF TENANT INFORMATION

Tenant agrees to immediately notify Lessor of any changes in Tenant's mailing address, phone number, or other information in paragraph 1. A change of mailing address will not be effective unless the new address is COMPLETE and the notice is in WRITING, DATED, and SIGNED by tenant and is actually RECEIVED BY LESSOR. Return addresses on envelope or checks are insufficient. Change of phone numbers may be verbal.

ONCE YOUR REQUEST IS RECEIVED WE WILL ASSIGN A UNIT NUMBER, CODE, AND INVOICE. YOU WILL RECEIVE AN EMAIL TO THE EMAIL ADDRESS YOU PROVIDED HERE.

YOU ARE RESPONSIBLE FOR ALL ITEMS LEFT IN STORAGE UNIT AFTER LEASE AND DAMAGES TO UNIT. THERE WILL BE A $500 FINE FOR CABS STORAGE TO PROPERLY DISPOSE OF ITEMS LEFT BEHIND. THE DOOR MUST BE SECURE AT ALL TIME REGARDLESS IF UNIT IS BEING USED FOR STORAGE, UNDER THIS LEASE AGREEMENT.

Charge for sending statutory notice of claim for unpaid sums (plus certified mail costs) $50.00
Cutting Tenant’s Lock $25.00
Charge for foreclosing Lessor’s lien at public auction for nonpayment of sums due $100.00
Return Check charge $30.00 plus bank charges and certified mail costs
Charge for locking space when Tenant’s lock is missing $25.00
Charge for having to judicially evict Tenant $150.00 plus attorney’s fees and court costs
Charge for cleaning when Tenant fails to clean vacated space $25.00/hr

CAB'S BOAT STORAGE LLC RULES

1. Absolutely NO storing fuel. Remove any legal portable tanks.
2. A 30-day written move out notice is required or deposit will be lost.
3. Handle doors with care. Do not let the wind catch and blow them open or closed. A $100.00 fee for breaking inside door chain.
4. Renters must keep rat poison out at all times.
5. The 110 outlets in stalls are limited to battery chargers only. Renters must get storage owner’s permission for any other electrical appliances. RVs may only be plugged in while renter in on-site.
Violators will be evicted immediately.
6. Always lock entrance gate before you leave.
7. Storage owner is not responsible for anything damaged or stolen on premises.
8. Yearly rates accepted only if fully paid up (no late rent due).


CONTRACTUAL LANDLORD'S LIEN

Lessor shall have a contractual landlord's lien upon all of Lessee's goods and materials stored on the premises, including Lessee's vessel, and should Lessee remain delinquent in the payment rent as herein provided for a period of thirty (30) days, Lessor may take possession of any and all personal property belonging to Lessee and stored at the premises, breaking any locks necessary to acquire possession of the property, and Lessor may remain in possession of the property until disposed of by Lessor, as set out in the Section 59.041 through 59.046 of the Texas Property Code. In the event Lessor takes possession of the personal property of the Lessee under this provision, Lesser shall give written notice thereof to Lessee at Lessee’s last known address, and if Lessor’s claim is not satisfied before the 15th day after the day such notice is delivered, the property will be sold at public auction. Lessor may dispose of any personal property seized which is incapable of sale due to the nature of said property (such as documents, photographs, etc.) after 15 days’ notice to Lessee as set out above.
